Care & Daily Management

How often are horses fed, and what type of feed is used?
The horses are fed a 30% alfalfa, 70% grass mixture hay grown by the neighbors. We are feeding the large round bales in a slow feed net feeder. If a pen has a specific preference or particular hay supplier that they wish to purchase from, boarders can procure their own hay and receive a discount on their monthly fees if they purchase their own hay and have it brought in.

Can you accommodate special diets or supplements?
At this time, we are not offering daily graining/supplements. It is something that we plan to offer in the future.

How frequently are stalls cleaned?
The stalls are cleaned on an as needed basis, at this time every other day is our schedule. This will be based on how many horses are in the pen and the weather.

Is turnout daily? How long and in what conditions?
The pasture use will be at the owners discretion based on the number of horses currently in the pen, how the grass is holding up to the grazing, and irrigation availability. We hope to offer ample turnout time and access to pasture but need to maintain a healthy stand, horses will be locked off the grass to allow the pasture to recover.

Are horses turned out individually or in groups?
Each dry lot is connected to its own pasture area and horses will be turned out in the same groups they are dry lotted with. Each pasture is approximately an acre.

Facilities & Amenities

What type of stalls do you offer?
Our options are straight dry lots or pasture with dry lot. The pasture dry lots are 90’ x 120’ with a 14’ x 36’ lean to shed. Our dry lots vary slightly in size with the smallest being 24’ x 90’ and the largest being 38’ x 90’. These pens were part of the old family dairy and as the calves grew larger they were moved to larger pens.

Do you have indoor and/or outdoor arenas?
We offer a 150’ x 180’ outdoor arena.

What kind of footing is in the arenas?
Natural fines that is around 6” deep.

Are there trails or riding areas nearby?
We have mapped trails that vary in distance and scenery. One loop takes you up through the irrigated crops along the canal and the other loop takes you through the dryland to a lookout point where you can experience a gorgeous 360* view. We back up to wide open farm ground where you can ride the county road approximately 12 miles to overlook the Madison River and Norris Road.

What other amenities do you offer?
We offer a communal tack room that is secured by a cypher lock and monitored by cameras. Outside the tack room we also have a wash rack.

Do you provide trailer parking?
Trailer parking is available.

Health & Safety

Is there a veterinarian or farrier you work with regularly?
Boarders are responsible for their own veterinarian and farrier care, if we have concerns you will be notified.

How are emergencies handled?
Depending on the severity, you will be notified with any concerns and given the opportunity to act. If immediate intervention is needed, we will contact the veterinarian listed on the contract or the after hours veterinary services.

Are horses required to be vaccinated or tested (Coggins, etc.)?
Boarders will supply a list of all current vaccinations/wormers and proof of a current negative Coggins test prior to admittance. A Health Certificate(s) (within 7 days) prior to admittance is required. Proof of vaccines is required once yearly and deworming/fecal float results twice yearly.

Do you offer or coordinate blanketing and fly protection?
We do not offer this service at this time.

Is someone on-site 24/7?
No. The manager does not live on-site, but the farm owners and farmhands are on the property daily.

Services & Add-Ons

Do you offer full-care, partial-care, or self-care boarding?
We are a full care facility. Staff handles putting out the hay bales, cleaning the lots, and turnout on pasture.

Are training or riding lessons available?
We do not have a trainer on site at this time, but we may consider it in the future.

Can staff handle my horse for vet/farrier visits?
We do not offer this service at this time.

Do you offer grooming, exercising, or lunging services?
We do not offer this service at this time.

Costs & Contracts

What is included in the monthly board?
Monthly board includes your horse’s dry lot/pasture accommodation, free choice hay, fresh water, and routine pen cleaning. Board also includes use of the outdoor arena and mapped trails, as well as access to the communal tack room and the wash rack.

Barn Culture & Policies

What are the barn hours?
6am to 10pm are our recommended hours, if you are accessing the facility outside daylight hours (ie- leaving early for hunting or rodeos) we just ask that you let us know.

Are outside trainers allowed?
You are welcome to have your trainer come to the facility, we just ask that you are respectful of other boarders’ need for arena time.

What is your policy on visitors or guests?
Boarders take full responsibility for themselves and for any guest that they bring onto the property.

Horse Compatibility & Environment

What types of horses do you typically board (discipline, temperament)?
We welcome horses of all disciplines and backgrounds. Our priority is safety in a shared environment, so horses must be manageable for routine handling and able to live comfortably in a group setting.

How do you match horses for group turnout?
You know your horse best, so we will start with your horse’s history and our day-to-day observations of current group dynamics, then introduce horses gradually and adjust as needed. Group turnout can take a little trial and error, so we monitor closely at first and will regroup horses if we see signs they aren’t a good fit.

Owner Communication

How do you communicate updates or concerns about my horse?
All boarders will have the managers phone number and e-mail, they are free to text, call or e-mail.

Will I be notified immediately in case of illness or injury?
If the manager has any concerns, they will contact the boarders directly generally via text.
